New projects

Meredith Neck
A north-facing waterfront, this Meredith Neck home will be a downsized, energy-efficient retirement retreat for the owners who currently occupy the adjacent lot. We are currently looking at both passive and active solar components, wood-burning heating appliances, and glass and insulation options. The home will play host to family holiday gatherings, so flexible space for accommodating crowds and overnight guests must be incorporated into a tight and efficient everyday living space.

Youngs Cove
After adding a new free-standing garage and workshop with a 2nd floor rec room, focus will shift to the house, which will be the recipient of an extreme makeover. We will be working closely with the owners to transform their nineteen-eighties contempory to a shingle-style lakefront classic.

Design challenges

Sloping sites offer unique challenges and opportunities. Opportunities for multi-level homes that have walk-out basements, split runs of stairs and several levels of decks and patios. In waterfront design a sloping site can have an advantage, allowing many rooms to take in the view on multiple levels.

The Conceptual Design images on this page show the early stages of a sloping site design. In the final design, every room except baths and laundry gained a view of the water. Even the extra living space above the garage picked up windows with a view.

Design Consultation

A design consultation is a meeting with the client to discuss design issues and ideas for new construction, additions, or remodeling. For existing homes or building lots, it's best to meet on site. This meeting may include your builder or contractor. Typically this is two hours and includes a written summary of the discussion and design recommendations. A nominal fee is charged for this service.

Proposal

A design proposal may be provided as a result of the design consultation or upon request after an initial discussion of the project. This is a fixed-price quote based on the specific design requirements and features. The proposal outlines the stages of the design process from concept to final plans, what will be provided at each stage, the payment schedule, and terms of the contract.

Conceptual Design

Every custom design starts with the creation of a computer model. This is a virtual 3D representation of the design concept that is the starting point for the production of construction drawings. The interaction of adjacent spaces, the connection with outdoor living areas, and floor to floor relationships are clearly shown via a virtual tour, and conveyed through floor plans, elevations, and images. Real-time revisions can be made as the model is presented and reviewed.

CAD Drawings

Once the concept is worked and refined to reflect the client's requirements, drawings are developed. Structural engineering, building code, architectural design standards, and common construction techniques guide the translation of the concept to working drawings. The dynamic 3D model becomes the source for detailed floor plans, elevations, foundation and roof plans, framing plans, building sections, and details. These oversized documents provide the information concerning construction and materials needed by contractors, building officials, lenders, and suppliers.
